AYA 2025 shortlists: Housing Architect of the Year

Hawkins\Brown – The submission includes four projects based in London, including Phase 1C of the Agar Grove Estate redevelopment in Camden, recognised as the largest Passivhaus project in the UK.

Howells – Millers Quay comprises 500 waterside homes in Birkenhead, Merseyside, arranged across six brightly coloured blocks rising up to ten storeys.

Morris+Company – At Canada Water, Plot K1 delivered 79 tenure-blind homes alongside active ground-floor uses. In Nine Elms, Plot E is currently delivering 297 rental homes across four blocks connected by a shared plinth. The third London-based project, King’s Place in Southwark, is a 444-unit student residence scheduled for completion in 2028.

Pitman Tozer Architects – The practice’s submission features Bulrush Court, a seven- to nine-storey mansion block development comprising 144 homes arranged around a landscaped communal courtyard in Bromley-by-Bow.

Satish Jassal Architects – All three highlighted projects are council-led housing schemes located in Haringey, North London. Rowan Court presents a masterplan for 46 council homes on the edge of a previously neglected estate, introducing a new mews street and public square.

dMFK Architects – dmFK Architects’ submission includes two completed projects for Barratt London: the regeneration of heritage buildings at the former Nestlé Factory in Hayes, delivering 400 homes, and a 24-storey residential tower on a brownfield site near Wembley Stadium.

Levitt Bernstein – Plashet Road in Newham delivers 68 family-focused, 100% affordable homes along with an on-site nursery. Melfield Gardens in Lewisham offers affordable intergenerational housing, combining accommodation for older residents with postgraduate students from Goldsmiths, University of London. Both projects have achieved Passivhaus certification.

Macreannor Lavington – At Brent Cross Town, the practice has designed the first two buildings as part of the regeneration of a 1970s shopping centre site. Macfarlane Place in Shepherds Bush features a climate-responsive façade with 500 operable shutters designed to reduce overheating.
